Proposed for the north side of Second Street at Faraday Avenue (west of Mace Boulevard), the 19-acre Target project site comprises a 137,000-square-foot traditional Target store with up to 4 pads of additional retail space, with sizes and uses regulated by the City. The proposed minimum clearance of the Target store is 100 feet from the rear property line of adjacent residential properties (200 feet further than current requirements), with landscaping sheltering neighbors from freeway, train and I-80 auto dealer noise, as well as any project-created impacts. Target worked closely with the City Community Development staff, Planning Commission, City Council and neighbors to develop the current plan, channeling parking toward Second Street and routing truck loading and unloading to the front corner of the building, the furthest distance from the Mace Ranch neighbors. PROJECT OBJECTIVES

The City of Davis expects the Second Street Crossing project to achieve the following objectives:

  1. Provide an integrated high-quality retail center, including a 126,842 sq. ft. Target store with a 10,000 sq. ft. garden center, and approximately 46,000 sq. ft. of additional retail and restaurant space.
  2. Create a financially viable retail center that increases the employment opportunities and contributes a positive generation of tax revenue to the City of Davis.
  3. Ensure the long-term financial success of the project by retaining flexibility to attract high-quality tenants in an evolving retail market.
  4. Provide convenient access to the community and to the traveling public with a location immediately adjacent to Interstate 80 and the Mace Boulevard interchange, while minimizing impacts on the local street system.
  5. Develop an aesthetically pleasing site plan and architectural building design that incorporates the U.S. Green Building Council's LEED© rating system to reduce the project's environmental impact and ensure the energy efficiency of the buildings.
  6. Provide Davis residents with much-needed retail goods and services with adequate parking facilities to accommodate convenient use.
